How can I create a paper for a house that a friend is selling?

A friend at work is selling her house, not by realtor, but to a friend that she knows. She wants me to write up a paper with all the information including price sold for, items to be kept in the house, boudary lines for the property, address of the property and that within 30 days of closing she will move out. She wants this paper so she can get it notorized in order to protect herself after selling. I have never done anything like this, but want to help her. How can I make it look good, or if possible could I have an example on what to do?
After reading some of the responses, I have spoken with her and she did state that after she gets this notorized that she is contacting a lawyer and the lady purchasing the house is going to pay for th title service. She just wants the details of the house notorized for her own personal assurance and will be taking it to a lawyer to look over before the sale.

Your friend should run, not walk, to a real estate attorney for help with selling this house. Only professionals should handle this type of transaction, ,and the attorney will represent her best interest.

If she does this without legal assistance she's asking for a whole lotta trouble. The few hundred dollars she'll pay will be very well worth it.
